Exterior waterproofing involves excavating 6 to 8 feet down to the foundation wall footer and installing new exterior footing drains, which are sometimes termed French drains. In addition to the new exterior footing drains, Maryland Mold & Waterproofing will also install a waterproofing membrane to the exterior wall’s surface. This membrane will serve as a drainage material directing the water down the foundation wall, into the exterior footing drain to make sure that water doesn’t infiltrate the basement or crawl space again.

 

A comprehensive study by the Concrete Foundation Association (CFA) determined that 85% of home structural damage is caused by poor drainage. Depending on the number of areas affected by the water seepage, the extent of the surface water and the water table in each particular site, exterior basement waterproofing  - also known as positive side waterproofing since it addresses the source of water where it enters the foundation - may involve one wall of the foundation, or multiple walls – which would of course increase the project’s overall cost.

 

Due to the extensive exterior excavation required, exterior basement waterproofing is often more expensive than interior drainage systems, which utilize sump pumps to remove the water below the basement floor. However, exterior excavation with wall & footing drains provide the advantage of redirecting water from the home before it ever gets into the home and requires little to no ongoing maintenance once the project is complete.
