Energy Savers

As a BGE Smart Energy Savers Participating Contractor and Home Performance with ENERGY STAR® (HPwES) certified contractor, Maryland Mold and Waterproofing is able to provide a reduced cost home energy audit for BGE customers. This audit will provide our homeowner with a detailed report, showing the potential energy savings and rebates gained by completing the recommended home improvements from the home energy audit. The audit consists of a thorough inspection, along with diagnostic testing to gauge what the home needs to save on energy costs and promote a healthy indoor environment. After the initial visit and completion of the audit, the homeowner can pick and choose what home improvement recommendations that they desire based on their own budget and potential savings itemized on their report. Once an agreement has been reached between MMW and the homeowner regarding scope of work, MMW will facilitate providing the necessary professionals and equipment to properly install the agreed upon measures. After MMW and the homeowner has deemed the agreed upon scope of work complete, a test-out audit will be performed to ensure the proper energy saving measures are in place as expected, and a BGE affiliate will review the rebate application. Upon approval of the rebate application, MMW will discount the estimated rebate from the total cost of the job for the homeowner and MMW will wait the expected 6-8 weeks (Instead of the homeowner) to collect the rebate from BGE.

Audit Process:

Homeowner Questions

At the initial visit to the home, one of our certified energy consultants will begin to ask the homeowner general questions about the home regarding their potential concerns and reason for wanting the audit. The more information, the better. For example, one room in the house never warms up in the winter, or is always hot in the summer. Or, even better, a copy of your most recent energy bill. Another initial question we will always ask is if there have been any strange or musty smells, signs of mold or water intrusion. Part of the audit process is running a blower door test, which negatively pressurizes the home, thus potentially drawing those unwanted particles through the home. Please let your energy consultant know if you suspect mold or other contaminable presence at the beginning of the audit. MMW is fully equipped to provide a separate quote to correct those issues if they arise.

Also, during the initial visit to the home, one of our certified energy consultants will be able to directly install minor energy saving measures such as: smart strips, LED light bulbs, sink aerators, low flow shower heads, and pipe insulation for hot water appliances at no additional cost (Included in the $100 audit fee).

Attic

Due to the “stack effect” and the innate climate of our region, air temperatures and humidity levels change throughout the year, and thus the condition of the attic is one of the most essential areas of the home when it comes to energy efficiency. A poorly insulated and poorly sealed attic can lead to heat loss in the winter, and conditioned air loss in the summer, drastically affecting your energy bill. During the energy audit process, our energy consultant will examine the condition of the attic, and identify any issues concerning insulation, air sealing, leaks, or improper penetrations.

Interior

The auditor will then examine the interior portion of the home, assessing all appliances, lighting, window and door effectiveness, ventilation, bath fan exhausts, unused or overloaded electrical devices, and other concerns noted by the homeowner during the initial interview. The auditor may recommend simple direct install measures like LED light bulbs or programmable thermostats to immediately impact their energy consumption, or more impactful changes like appliance or ventilation upgrades. While exploring the home, the energy audit consultant will also be performing an overall humidity and moisture assessment, with the capability of recommending proper dehumidification measures to promote healthy indoor air quality and structural integrity.

Blower Door

During the home energy audit, diagnostic equipment is used to obtain an in-depth understanding of how the air in the house normally operates between the walls and between conditioned and unconditioned spaces. This data allows the energy audit consultant to pinpoint areas for improvement by locating the main areas of energy loss. This is the most important and most telling assessment the energy audit consultant will perform to confirm house sealing measures are needed and have been taken after repairs and alterations have been completed during the test out portion of the audit.

Basement & Crawl Space Review

Another portion of the audit will pertain to the basement and/or crawlspace review. The energy audit consultant will provide a full inspection of the foundation area, looking for signs of water intrusion, mold concerns, leaky penetrations, and potential structural issues. This is usually the most neglected part of the home as homeowners tend to shy away from the crawlspace or basement needs due to inconvenience and or unconditioned nature in some cases. This part of the home is where most of the outdoor air infiltrates the home and thus is one of the most crucial areas of the home to seal and maintain for the longevity of the home’s ability to function properly and save on energy costs.

BGE

Your rebate amount is based on the estimated electric and gas savings of eligible measures as calculated by your contractor using BGE-approved energy modeling software.
